In the real estate world, a seller has control over two things: the price of their property and condition of their home. While Realtors help sellers determine a price, many agents count on home stagers to deliver the "bad news" to their clients about the appearance of their house.
TOP TEN THINGS (some) REALTORS WON'T TELL YOU
-
"Your kids aren't that cute... pack the photos."

-
"Multi-colored carpet does not include stains."
-
"Hummel collections are not considered focal points."
-
"Toilet seat covers do not qualify as 'spa-like' accessories."
-
"Mint green is not a neutral color."
-
"Your dining table should never be used as long-term storage space."
-
"Most buyers are not looking for Jeff Gordon themed houses."

-
"No amount of scented candles are going to remove that odor."
-
"Lack of lighting does not 'set the mood.'"
-
"Crotch-sniffing dogs rarely make good hosts."
There is a lot of work that goes into properly preparing a house for the real estate market. This task is made easier by getting a professional evaluation from a trained home stager. Stagers will identify the "red flags" that could hinder a sale as well as develop a plan that will make your listing stand out from the competition.
The photos below show a "before and after" example of a KFM Staging consultation.

Home staging has been a secret weapon in the real estate wars, and it continues to win victories in the current makret. Even though some Realtors may not want to deliver the bad news to their clients; they can rely on professional stagers who will respectfully help sellers through the staging process.
KFM Staging & Design is a Minnesota home staging company that creates "First Impressions that Sell" in the Twin Cites and Western Wisconsin. KFM specializes in vacant staging and staging consultations. Visit our website for staging tips or to schedule your in-home or online consultation.
Thats funny...love the list...My kids are really cute though.
Chuck: ...of course they are!
Excellent post Kristina! Your top ten list is so true. Thanks for the laugh!
Cute post, but true. I love #2. Thanks for the laugh!
Charlene, it was my pleasure!
Donna, my personal (non)-favorite is the over friendly dogs. Dogs that are over 80 pounds and still think they are playful "puppies" can knock someone (me) over within seconds.
Funny post Kristina! I think we may be able to relate to one or two of them. OK - maybe 10 of them. lol
Too funny! I just did a consult last week on a house that had mint green walls in the foyer!! AAAACK! AND, their dog, while it wasn't a crotch-sniffer, did try to attack me from behind when I was leaving. Apparently the dog has a "thing" about the front door. Won't buyers love that?
Great post and LOVE the title!
That was a cute post! ugh, I hate dogs that do that.
That's a great list, but I agree with Chuck... my kids are really cute too! :-) LoL. Sometimes it is hard to be brutal honest with the clients.
Kristina! This is awesome! very funny, and very true!
Heather
Kristina, this is one of your best posts lately. Really enjoyed reading it.
Your list is one that every homeowner should be made aware of in tactful way. If they are serious about selling for the most money and in the least amount of DOM this list will set them well on the way to success.
I am going to re-blog this post. It really is very funny! Thanks for the chuckle.
Kristina ~ This post made me laugh right out loud! Love the title! I think my favorites are the "multi-colored carpet" and "no amount of scented candles will get rid of that odor".
True, true... I can never figure out why people are so hung up on not "disturbing their pets day" By tying them or taking them out briefly...
Kristina - It looks like you have been working very hard with ideas for posting blogs. Wonderful post to the late night - early morning group and the others.
Kristina ~ I just had to come back and flag you for a feature! This post is a real favorite and I'm still smiling! : )
Thank you for commenting!
Thank you for the feature, Robert! I will be saving the "Late Night" badge in my virtual trophy case!
Hi Kristina,
This is tooo funny and toooo true! I've seen way too much multi colored carpeting and been greeted by too many crouch sniffing dogs.
Sellers and Realtors, get a clue!
But really what if my kids ARE that CUTE??? I love this post. And honestly I do tell my clients most of these things. I have to admit it is usually in a list that I hope they read. Maybe I should have them read, sign and return a copy??
Realtors won't tell you and they don't have to, because they can get a stager to do it for them. THANKS .
